Is a quit claim enough to prevent liability coming back to me on a home where I am on the title, but my son is the homeowner?
In 2010 I helped my son assume a mortgage, my name was used for credit purposes only. He has been renting out the home and has filed insurance claims for vandalism, theft, and recently for soot/ash damage from wildfires. I don’t want his insurance claims affecting my homeowners insurance policy. Will a quit claim help me? I know it won’t remove me from the mortgage, I’m just concerned about liability and insurance repercussions.
